Did you know security deposits cause more disputes between owners and residents than any other single subject? The problems arise when the resident does not receive the deposit when moving out or contests the amount deducted. It is extremely important that an owner walk through the unit with the resident at the time the resident moves in, and together they should document the condition of the property at that time. The law also requires that property owners perform a walk through with the residents (if requested by the residents) no earlier than two weeks prior to termination of the tenancy. The intent of this law is to give residents an opportunity to remedy identified deficiencies in the unit prior to move out.
