Rental property owners have two basic rights at the core of the landlord-tenant relationship:
By law, rent is due at the end of a tenancy unless agreed to otherwise. Therefore, it is important to specify at the inception of the tenancy that the rent is due in advance, i.e., the first of the month versus the last of the month. Owners have the right to receive full payment of the rent, not partial payment, unless they have agreed to accept a partial payment.
Owners have the right to receive their property back in the same condition which it was delivered to the resident, exclusive of ordinary wear and tear.
