Norbert has managed my property in Stockton close to 10 years. He is a very professional property manager who has taken the time to locate some decent tenants througout the years. We have encounter tenants with issues but again Norbert was on top of the situation. I don’t live in the area but Norbert always kept me aware of what was going on at my property and was always responsive to my needs. Norbert made my situation hassle free and for that I will always be grateful to the Karaoke King. I’d just like to take the time to thank you for the excellent service you have provided me over the years. It’s rare in this day and age to find someone who cares about the client. It shows in your work. If I ever return to live in Stockton you will be the first person I call. Take care. I will be in touch.

Let me start at the beginning, and share with you how this all began years ago. My wife, daughter and I had only been in Stockton 1 year when we met Norbert Huston. My wife and I had lived in the Bay Area for a number of years, and in 1996 we packed our belongings and moved to Stockton. The first year in Stockton we rented a small 2 bedroom duplex. The kitchen was extremely small, and the neighborhood was not very desirable. After living there a short time, I announced to my wife that we were going to try to purchase a home
We knew the type of homes that we were attracted to. We also, had a slight idea of the area we wanted to live in. Moreover, we knew we didn’t want to continue living in the area of the duplex. Both and my wife and I had stable jobs, had a good credit record and knew we would have to do this on our own. Both sets of parents had expressed concern about us purchasing a home, and so therefore we could not count on any gift monies to help us out.
Looking back, I think we drove our real estate agent crazy. Looking at so many houses she finally told me that if I found a house that both my wife and I could agree upon to call she and she would show it to us. She had told me about a home on Harding Avenue and suggested we look at it first, and if we liked it, she would gladly show us the inside. My daughter and I looked at it, and knew right away that my wife would love it. The first chance I had, I drove my wife by the home, and as I thought she feel in love with it. It was at this time, my wife agreed we wanted to purchase this home, and began to start the process to purchase it.
During the process of making ready to purchase it we met the listing agent of the property. The listing agent was, Norbert Huston. We found him to be very responsive in our needs, and made it easy as possible to purchase his home. Along the way, we had some areas to resolve with the sellers, and Norbert assisted our agent in helping us to purchase our home. The day finally came, and we got the keys to our new home and began moving in. A week before moving in, a co-worker had informed me that a car had jumped the curb, and ran into our front yard fence. There was a section of about 20 feet that needed repair. The sellers were not going to repair it, so Norbert took it upon himself and got the fence repaired and paid for it out of his own pocket.
We had now known Norbert Huston for about 12 years now, and he has become a close family friend. Most recently, we asked him to be our agent, and help us find a newer larger home. We got together with him several times in his office and discussed with him our needs and desires. He would email possible listings to us on a regular basis, and we would go through them and sort them out. There were times he would take us out to look at homes, even though he was very busy with other appointments. I will be the first to admit we are not the easiest couple to work with when we are looking at homes. I have my idea and she has hers, but through it all Norbert hung in there. Several times we found homes we liked and for one reason or another, the offers would fall through. Finally, Norbert (looking on his own time) found another home. He usually has Sundays off, but this time he wanted us to go look at this home. Again, my wife wanted daughter and myself to look at it first. We did, and Norbert found the perfect home for us. From the first time looking at it, until receiving the keys this evening, Norbert never gave up. There were times I was convinced it was not going to happen, but Norbert worked with the seller’s agent and made it work
Norbert told me this evening when I received the keys to the house that I was very “lucky” I don’t think so. I had Norbert on my side. He put up with a lot from me during this time, but if I had to do it again, I would want Norbert to be my agent again. He is a professional; you might not like what he tells you, but listen. I recommend anyone that is looking to purchase a home, seek his expertise out and hold on for the ride of your life. I am so lucky to have him as a close friend. If I could put a value on his friendship towards me and my family, I don’t think a million dollars would begin to cover it. He is worth much more that that.

Hi All, Let me begin by informing you that I am a Out of Town Investor. Currently I own several buildings in Stockton. Huston and Associates were my first choice when looking for a Property Management Company. Norbert has been all I could ask for, My buildings are located in a not so popular neighborhood, and it has been difficult to find qualified tenants.
They have held my hand through out this process, they always have time for. They make me feel like I am their only client, even with the volume of service that they provide to others.
Recently I was told by Norbert that finally we had a tenant for a unit that had been vacant for almost two years, all I need do was contact the local water company to begin service, Upon making that call I was informed that I had an outstanding bill for over a thousand dollars. Of coarse I was shocked because I never had a tenant in the building, and if I had a bill I should have been notified long before two years had gone by.
Let me tell you that I turned this matter over to Huston and Associates, after forwarding the details of my account over to the water company. They have since decided that I do not owe them any money, and that they will turn on the service for me with no deposit.
This is just another reason for using Huston and Associates, they put the time, and effort in resolving this matter for me. They over see all repairs, and major construction for me, and it has been a joy to work them...
For anyone seeking the service of a Property Manager, you will be hard pressed to find a company that is more loyal, more dedicated, more available than Huston and Associates. Do yourself a favor contact them soon.. Alice D. Safford Property Management Corporation

Dear Norbert,
Thank you so much for the fast action selling my house. Two weeks to find a committed buyer! That's fantastic! The only thing I regret is not having you as my property manager any more and not having found you sooner. The years of trying to manage things myself long distance were disastrous, to say the least. Having you as the intermediary between myself and my tenants was invaluable, and the many minor and major miracles you produced for me were priceless. Just to name a few: getting the insurance company to pay for a new sewer line, finding tenants who paid the rent faithfully, and (unable to mention due to confidentiality of circumstance). That's a lot!! Not to mention handling the bills and the vagaries of life in a rental-gardeners who don't show up; end of the year statements to help with taxes...I could go on and on. Oh, and the fun of our frequent e-mail correspondence that made things go so smoothly and elegantly.
Thank you from the bottom of my heart. I hope that we can keep up with each other at least occasionally. I would love to hear how you and Nancy are doing and the latest about the real estate market in Stockton.
