Here's an incident, I had to do an eviction with the sheriff's office this afternoon in San Joaquin County. The property was left in shambles, with holes in sheetrock, trash and debris inside & outside. And, we have the pics showing that it was clean, nice, and totally renovated when they moved in. Needless to say, they left their pit bull on a leash, tied to the wood fence outside. No water, no food, the dog just barking away but appreciative of any kind of attention. I was instructed to call the county animal control department. They have seen a lot of abandonded animals during the foreclosure crisis going on in Stockton, but this was the first time in over 30 years of doing business that a tenant has left an animal at one of our management accounts. Ready to hear what I was told by animal control? They will put my call in the system, but wait 18 days before they can do anything because the dog is still considered personal property. The dog remains outside, in the driveway, on it's leash.
