With classified newspaper advertising so expensive, why not "test" the market first by installing a professional For Rent sign at the property, along with website advertising and a free listing on Craigslist.  Since 70% of calls for a property are generated by signage, along with daily exposure on a website, and leads generated from Craigslist that didn't cost anything....It's only logical to not spend the money within, say a 21 day period when it's fresh & new.
